How Much Does a Kitchen Remodel Cost?

Kitchen remodeling costs vary based on style preferences, existing condition, and the size of your kitchen.

After years of dreaming about a new kitchen, your family has finally decided it’s time for a kitchen remodel. Now what? Knowing where to start with any home remodel can be an overwhelming process, particularly if you don’t know what it should cost.

Searching Google to try and pinpoint what a kitchen remodel will cost will probably not get you the answer you’re looking for, because the cost of your home’s kitchen remodel is going to be entirely unique to the existing space, the products you choose, and the layout you prefer.

What should my budget be for my kitchen remodel?

The best way to determine a general idea of your kitchen remodel budget is to evaluate the type of renovation your kitchen needs. There are three main types of kitchen renovations: a cosmetic remodel, a “pull-and-replace” remodel, and a custom kitchen remodel.

· A cosmetic remodel includes replacing countertops, tile backsplash, new kitchen appliances, cabinet hardware, flooring, and a fresh coat of paint. The budget for a cosmetic kitchen remodel typically ranges from $25,000 - 50,000.

· A “pull-and-replace” remodel refers to simply replacing your kitchen, but without changing any of the layout. It requires at least partial demolition of the existing kitchen space, and often includes new cabinets and hardware, countertops, backsplash, flooring, lighting/electrical, and new kitchen appliances. The typical pull-and-replace kitchen remodel will likely cost between $40,000 - 90,000, depending on the space’s existing condition and the products you select. Industry recommendations for this type of remodel usually fall within 10-20% of the overall value of the home.

· If your kitchen needs to be reconfigured, a custom kitchen remodel is the best choice. This type of kitchen renovation focuses on redesigning the layout, which can mean potentially moving walls, adding walls, or taking them out. A custom kitchen remodel includes the demolition of the existing kitchen, and possibly some adjacent spaces, so electrical and plumbing can be relocated. Additionally, homeowners may choose custom cabinetry/hardware, countertops, backsplash, flooring, and kitchen appliances. The price of a custom kitchen remodel is broad, and can range from $75,000 - $150,000 and up.

How do I know these prices are fair?

We recommend that you review the Remodeling 2020 Cost vs. Value Report*, by the national magazine Remodeling. The report details what would likely be included in both midrange and upscale home improvement projects, and offers price ranges specific to Ann Arbor, MI. At DreamMaker Bath & Kitchen, we find that some these price ranges are a little high, and some are a little low, but they are useful as a third-party benchmark. 

· In the Ann Arbor area, a minor kitchen project should cost about $25,000 and include the following (for a 200 sq. ft. kitchen):
  o 30 linear feet of cabinetry (cabinet boxes remain, but replace fronts with shaker-style wood panels
     and drawer fronts, and new hardware)
  o Replace cooktop/oven/range and slide-in refrigerator
  o Replace laminate countertops (30 linear feet)
  o Installation of a mid-priced sink and faucet
  o New resilient flooring
  o Painted walls, trim, and ceiling

· A major kitchen project in this area can cost around $75,000, but should include the following (for a 200 sq. ft. kitchen):
  o 30 linear feet of semi-custom wood cabinets, including a 3’x5’ island
  o Laminate countertops
  o Standard double-tub stainless-steel sink with standard single-lever faucet
  o New range, vented range hood, built-in microwave, dishwasher, and garbage disposa
  o Custom lighting
  o New resilient flooring
  o Painted walls, trim, and ceiling

· An Ann Arbor-area upscale kitchen project can cost $145,000, and should include the following (for a 200 sq. ft. kitchen):
  o 30 linear feet of custom white cabinets with built-in sliding shelves and other interior accessories
  o Include stone countertops with ceramic or glass tile backsplash
  o New built-in refrigerator, commercial-grade cooktop and vent hood, wall oven, and built-in
     microwave
  o Install high-end undermount sink with upgraded faucet and water filtration system
  o Add new task lighting, including undercabinet lights
  o Install tile floor or flooring that looks like wood
